5 Things To Check When Buying A Home With A Basement

Posted on

A home with a basement can help expand the living space in a house and open the door to a world of possibilities on how you will use the area. However, buying a home with a basement also requires a certain level of due diligence. Whether it is issues with the foundation, flooding, or any other problem, failing to ensure the basement is in good shape can lead to headaches. Learn how you can protect yourself.

1. Property Grading

Before you head inside the basement, look at the grading around the property. Grading issues like a yard slope that will send water rushing toward the home's foundation is often a red flag. While it does not have to be the case all the time, homes with poor grading are more at risk for basement flooding than those with proper grading.

2. Wall Stains

As you walk through the basement, take the time to look at the walls for signs of staining. When water rolls down the basement walls or backs up from the floor, a brown line will often be left behind. Even with cleaning, remnants of the stain will often be left behind. If you see this line, there is a chance there are water issues.

3. Ceiling Height

Pay attention to the ceiling height if you have plans to finish the area and make it a livable space, especially in terms of a bedroom. In some counties, the ceiling must be a certain height to obtain a permit for livable space. If the ceiling is not already raised, it can be expensive or impossible to increase the height of the ceiling.

4. HVAC Setup

Again, if you have plans to finish the space, it is a good idea to find out if the basement is already set up for HVAC. The cost to install ductwork and route vents to the space can be expensive, so if the area is not set up for climate control, consider the additional cost in your budget.

5. Foundation Condition

Another way to ensure the basement is in good condition is to have the foundation inspected by a professional. If the foundation has cracks or other forms of damage, it can also mean that water can seep through the foundation and into the basement. In addition to water damage, foundation issues can cause many problems throughout your home.

Make sure you take the time to ensure the basement and the rest of the home are in good condition. If you have a realtor, they can also help you perform this step.
