Near The Water: Choosing Your Waterfront Home

For some, there is nothing more important than having a home on the water. Those that love the idea of waterfront living understand that these homes possess that certain something other homes lack. It might be the view, the calling of the sea, or the carefree and relaxed atmosphere such a home offers. No matter what has called you to yearn for water views, your quest for a home near the water may come with some additional checks and balances. Read on so that you are well-prepared to love everything about your new waterfront destination.

Why Waterfront?

It's important to narrow down waterfront choices by considering what you love most about living on the water. You might just want to admire the water from your windows or back deck, in which case a pond might be enough to please you. Some home buyers are expecting to actively use the water for recreational purposes, however. Take a look at some other considerations to keep in mind:

  1. Do you want to fish? In most cases, that might mean you need a pier. In some locations, getting permission to improve or build a pier can be problematic. Be sure to check into this issue if you need a pier.
  2. Do you want to use your toys? Nearby boat ramps, boat storage, boat lifts, and piers should be checked out. Keep in mind that some lakes limit the use of certain toys like jet skis due to noise issues.
  3. Do you need ocean access? Some people find canals and other small waterways to be the perfect way to travel a mile or so to get to the open water. Be very careful of low bridges that might not accommodate your boat, however.
  4. Do you want to swim? It's nice to have a sandy beach but even more important to swim in clean and safe waters.
  5. Do you expect privacy? Some waterfront properties are more private than others. If it's an issue for you, look for properties away from beach access walkways and with some separation between the houses. Waterfront properties are often more costly and their lot sizes can be smaller, which can mean less privacy.
  6. Do you want lots of activities or peace and quiet? Waterfront living can attract others in droves but some are busier than others. Out-of-the-way lakefront living might be preferable to bumper-to-bumper traffic near prime tourist spots for some, and others may love the wide variety of things to do and places to eat and shop.
